Buying a property is one of the most stressful times one can go through – we will do everything we can to ensure that the process is as smooth and enjoyable as possible, working hard to understand what you want to achieve from your property investment.
Our property finding service encompasses the following areas:

3. Tour of area, if required

An initial no-obligation meeting will be arranged, or discussion via email if you prefer, to establish exactly what it is you are looking for. We will advise on market conditions and how to maximise your budget within your desired areas.

From this meeting a requirement report will be written and sent back to you for your approval. At this stage if you decide you would like to use Roots, then a registration fee will be paid upon acceptance of our terms and conditions.  This fee enables us to commence the search on your behalf, and is deductible from the success fee once a suitable property has been found.

A tour of the area/s of interest can be arranged, if required, before the property search begins.  This will be beneficial for those who are intending on moving to the area, in order to find out more about the local facilities and amenities.

A search will start, which usually takes around 10 days.  Every potential property will be scrutinised on your behalf, resulting in an ideal shortlist, and a report of valuable local information will also be provided.

All viewings will be arranged at your convenience, and will be accompanied in order to fully understand all bespoke requirements & make the process as personal & efficient as possible.  Subsequent viewings will be increasingly targeted and will continue until the perfect property has been found. 

   Once an ideal property has been found, negotiations can be made on your behalf and once a deal has been made we will proactively manage all parties through the entire process on your behalf.

Upon completion we can assist you with a moving service, providing contacts from expert removal companies.  We can also provide other contacts from lawyers to building professionals.

Rental

A rental property is often required as a long-term solution or simply in-between properties.  Our service works in a similar way to the purchasing process; although dependent on time constraints, valuable local information will be provided in the initial meeting, to ascertain the best location for you within your budget.

An initial no-obligation meeting can be arranged, from which a requirement report will be sent to you for your approval.  If required, a tour of the area can also be arranged.  If time allows, properties will be viewed on your behalf and a shortlist provided.

Viewings will be arranged, and these usually take around 2 half days to locate the ideal rental property, or 4 half days for larger requirements.

Once the perfect property has been found, we can negotiate the terms of the tenancy on your behalf, with the objective of you paying the best price possible, ensuring that the property offers everything you need in terms of quality, furniture and fittings.

Once the tenancy agreement has been signed, we can assist with the move, if required.
